Over the course of his 50-year career in the finance and mortgage industries, Joe Delgado has guided thousands of families down the path to homeownership. Specializing in senior homebuyers and veterans, his clients rank him at 99% for providing superior customer service. Joe has experience in all types of loans, including VA, Virginia Housing, FHA, Conventional, and USDA.

A proud Vietnam veteran, Joe entered the mortgage industry in 1974 through a Veterans' Administration training program. He went on to work for a large consumer finance company, where he deepened his knowledge and experience. Joe, who came to Atlantic Bay in 2008, has been recognized for the last five years as one of the top professionals for outstanding customer service and client satisfaction.

A man who does what he says he will do; Joe meets with clients face-to-face or via phone. Very early in the discussion, he gathers basic information to pre-qualify them for a loan. Joe says, "People think pre-qualification is a very long process, but it's not. The conversation takes about 10 minutes. When I tell my clients, 'You're approved, based on what you’ve told me,' they’re relieved and can relax through the rest of the conversation." Joe then explains what borrowers can expect from him and the steps they must take to be fully approved for the loan.

Joe has conducted many learning sessions and taught classes to hundreds of industry professionals. His business comprises 95% purchase and 5% refinance with a 95% recommendation rate.

As part of his dedication to the community, Joe, a passionate bicyclist who pedals more than 7,000 miles yearly, rides in the MS 150 Bike Ride, a two-day fundraising ride organized by the National MS Society, along with the American Diabetes Association's Tour De Cure and Roc Solid Foundation’s Roc the Ride, benefiting pediatric cancer patients. Joe is also a supporter of the Virginia Capital Trail, a 52-mile multi-use paved trail that runs through four jurisdictions (Richmond, Henrico County, Charles City County, and James City County) with dozens of attractions along the way.
